Update on Amenities for the Community as of Thursday, May 30th: Boulder Lake: May 30th - you can enjoy boating. Fishing Lake: May 30th - you can fish with a valid PA license - this lake is reserved for fishing only. Twin Lake: May 30th - You can both boat and fish here. May 30th - Please note that swimming is not permitted in any of the lakes currently. Updated Process – Please Read Carefully The process for accessing amenities has changed. Guests must now collect wristbands in person from the community office. Wristbands are $10 per person (ages 6 and up), Children 5 and under: Free. As of May 30th, you can enjoy the basketball courts, tennis courts, pickleball courts, and our frisbee golf course. The walking trails are open as well. However, please note that the pools are closed until June 8th- no lifeguards on duty until after June 8th If guests receive any fines for speeding or other HOA violations, those fines will be passed on to them. This includes: * Speeding * Fires * Disturbing the peace * Leaving trash out Any fines or violations issued by the HOA will be the responsibility of the guests. For additional outdoor activities, at the property we have a rustic chiminea-style firepit, an outdoor hot tub, a BBQ grill, an outdoor dining table and lounge, as well as Adirondack chairs for relaxing under the stars. NO FIREARM USE ON THE PROPERTY EVER FOR ANY REASON- the location is rural, but that doesn't mean you can discharge or use firearms on the property. We have neighbors, please don't be a nuisance. NO FIREWORKS ON THE PROPERTY EVER FOR ANY REASON- The location is rural, but that doesn't mean you can unlawfully disturb the peace. We have neighbors, please don't be a nuisance. No fireworks are allowed on the property for any reason. Any use of fireworks immediately cancels your reservation without refund, and the cost of any noise complaint fines will be passed on to you. No type of candles is allowed at the property, either, and any damage will incur charges. Regular Maintenance Includes: -Chlorine generator, Ozonator, and cartridge filter system -Twice-weekly service for chlorine and pH balance, filter cleaning -Complete emptying and refilling on a set schedule To Keep Water Clean & Balanced: -Wash off any lotion, foundation, body makeup, glitter, or conditioner before entering -We recommend showering and rinsing off before and after using the hot tub or pool Additional Charges ($100 Fee) Apply If: -Guests empty the hot tub -The hot tub is left so filthy that an emergency full drain and refill is required outside the normal schedule. We have tiered pricing on our listing to offer our homes to as many customers as possible. If you have a larger group, above six guests, we have a small additional $75 fee per guest per night. We have security cameras located outdoors at all of our properties. They are located outdoors above the front doors and each entrance to the home or garage. They are located in the driveway and parking areas as well. There are no security cameras inside the living space/indoors of the home. No smoking or vaping inside the house. All smoking or vaping must be done outdoors/on the porch. Please clean up and dispose of cigarettes. Smoking in the house will lead to a $500 fee. We are a pet-friendly listing and welcome groups with pets. We accept reservations with a dog on a case-by-case basis. Usually, we accept lower occupancy reservations with a dog. For example, a couple traveling with a dog, or a small family- a couple with a child and a dog. We typically don't accept reservations where you are requesting maximum occupancy AND a dog. If you allow your dogs on bed linens or any furniture, you will be charged additional cleaning fees for the extra laundry service /time needed. PLEASE HELP AVOID EXTRA CLEANING FEES AND DAMAGE CLAIMS THE NUMBER ONE CAUSE OF EXTRA CLEANING FEES AND DAMAGE CLAIMS IS GUESTS ALLOWING THEIR DOGS ON FURNITURE AND BEDS PLEASE - NO DOGS ON FURNITURE OR IN BEDS, OR ON LINENS IF YOU ALLOW DOGS IN BEDS ON FURNITURE - YOU 100% WILL BE CHARGED Dogs cannot be left outdoors unattended, off a leash, or tied up outside while you are not at the house. This results in neighbor noise complaints, HOA fines, and possible safety issues regarding your animal with black bears in the area We love cats, but do not accept cats for any reason in our homes due to the high incidence of damage or extra cleaning fees. No unregistered or unapproved pets or animals in our home- a $500 fee for each animal on the premises that is unannounced or unregistered, and the cost of any extra cleaning or damage will be charged to you after your stay. No Parking inside the garage or on the street. Please park cars only in the driveway. Four-car maximum limit. We welcome small children, families, and infants. However, whether this listing is suitable for your children is up to you. No parties. We do not accept any bookings for parties. Please refrain from hanging taping or fastening balloons, signs, or decorations on the walls for birthdays, anniversaries, showers, or any celebrations. Doing so damages the drywall and paint, leading to costly repairs. 100% of the cost for repairs will be passed on to you - expect $200 or more for this as the cost of labor, gas, and materials in the area is quite high. We want you all to have the best time- it's hard to enjoy a trip when damage and insurance claims are involved. Hope that makes sense." No guests under 25 years of age. Our HOA no longer allows us to register larger groups of guests under 25 due to incidents in the neighborhood with parties, theft, and damage. Please respect our neighbors and community, especially between 10 pm and 9 am. Any noise complaints or guest numbers over our occupancy limit will immediately cancel your reservation without a refund. The booking guest must submit a photo of their driver's license or other government-issued ID and the full name of each adult guest staying with us. Why? We need to register each group with our HOA before your arrival. Failure to do so will result in the cancellation of your reservation. HOME IS IN A GATED COMMUNITY, AND ALL MEMBERS OF YOUR GROUP & ALL VISITORS MUST BE REGISTERED WITH A VALID DRIVER'S LICENSE TO ENTER/EXIT DURING YOUR STAY! Any member of your group or guest/visitors who are not registered or don't have a valid license will be denied entry. Last-minute guests cannot be accommodated due to community regulations. Any changes to a reservation within 30 days of check-in will be treated as a cancellation. To ensure that all guests have a great experience and enjoy the amenities offered by our gated community, please be aware of the following guidelines: Amenities Access Badges: Each group will be provided with 6 badges to ensure that all members can enjoy the community pools, tennis courts, basketball courts, lakes, etc. Each badge comes with an AirTag holder and lanyard for ease of use. Usage: Please wear the badge around your neck using the provided lanyard at all times when utilizing the community amenities. Lost Badge Fee: A fee of $100 will be charged for each lost amenities access badge, including the AirTag carrying case. This fee covers the cost of replacement and administrative handling. Returning Badges: Please ensure all badges are returned at the end of your stay. Missing badges will incur the aforementioned fee. This is a large private one-and-a-half acre, mostly wooded around the perimeter lot. If you walk through the woods, you do so at your own risk. FWe deliver firewood to the home at the beginning of the season (October) for you to use. Unfortunately, because it's free, guests use a lot of it, so sometimes we run out.
