Rustic Private Ranch w/ Saltwater Pool & HotTub!

We offer a 40' long 18' wide 4' deep saltwater swimming pool located in our private backyard. A saltwater pool is an alternative to a traditional chlorine pool. Although you don’t add chlorine tablets to a saltwater pool, it does still contain chlorine. It just has a smaller amount that’s generated through the filter system. A saltwater pool contains 10 times less salt than the ocean. There’s around 3,000 ppm (parts per million) salinity in a saltwater pool. By comparison, there are 35,000 ppm in the ocean. Some people find this type of pool less harsh on their hair, eyes, and skin than a chlorinated pool When using the pool, you are doing so at your own risk. You waive any rights to liability for health risks or injuries that could occur while using the swimming pool. The Saltwater 5000 Pool is only designed for swimming, lap swimming, wading, floating, and relaxing. There is absolutely no jumping or diving at all allowed ever for any reason. Always provide adult supervision for children, use caution, common sense, and good judgment when enjoying any water activity. Children must be supervised at all times and should have their own flotation devices if necessary the pool is 4' deep from end to end. We kindly ask you to handle all items with care during your stay. Any damage to safety equipment or inflatables will result in a charge for the cost of replacement. please note - a Saltwater pool - has salt AND chlorine sanitizer - the chlorine levels are lower but the pool is not "chlorine-free" Our pool does contain chlorine! Our pool is surrounded by trees and is not covered by a roof. Despite our best efforts to keep it clean, there may be some leaves and debris present in the pool. The swimming pool is generally open from Memorial Day to Labor Day. Please do not remove the winterizing cover. There is a 1500-2000$ fine for removing the winter cover and swimming off-season. We are no longer allowed to offer floats and rafts at the home We used to provide them but our insurance has stopped covering these items due to damage & theft Therefore we can no longer offer them at the home - Sorry! No type of candles is allowed at the property, either, and any damage will incur charges. NO FIREARM USE ON THE PROPERTY EVER FOR ANY REASON- the location is rural, but that doesn't mean you can discharge or use firearms on the property. We have neighbors, please don't be a nuisance. NO FIREWORKS ON THE PROPERTY EVER FOR ANY REASON- The location is rural but that doesn't mean you can unlawfully disturb the peace. We have neighbors, please don't be a nuisance. No Fireworks on the property ever for any reason. Any use of fireworks immediately cancels your reservation without a refund, and the cost of any noise complaint fines will be passed on to you. We have tiered pricing on our listing to offer our homes to as many customers as possible. If you have a larger group, above six guests, we have a small additional fee of $75 per guest per night. We have security cameras located outdoors at all of our properties. They are located outdoors above the front doors and each entrance to the home or garage. They are located in the driveway and parking areas as well. There are no security cameras inside the living space/indoors of the home. No smoking or vaping inside the house. All smoking or vaping must be done outdoors/on the porch. Please clean up and dispose of cigarettes. Smoking in the house will lead to a $500 fee. We offer a Peleton bike, and Lululemon mirror for exercising in the home; please note: when using exercise equipment in this home, you are doing so at your own risk. You waive any and all rights to liability for injuries that could occur while using the bike. We offer a six-person saltwater hot tub; please note: that when using the hot tub, you are doing so at your own risk. You waive any rights to liability for health risks or injuries that could occur while using the hot tub. Regular Maintenance Includes: -Chlorine generator, Ozonator, and cartridge filter system -Twice-weekly service for chlorine and pH balance, filter cleaning -Complete emptying and refilling on a set schedule To Keep Water Clean & Balanced: -Wash off any lotion, foundation, body makeup, glitter, or conditioner before entering -We recommend showering and rinsing off before and after using the hot tub or pool Additional Charges ($100 Fee) Apply If: -Guests empty the hot tub -The hot tub is left so filthy that an emergency full drain and refill is required outside the normal schedule We are a pet-friendly listing and welcome groups with pets. We accept reservations with a dog on a case-by-case basis. Usually, we accept lower occupancy reservations with a dog. For example, a couple traveling with a dog, or a small family- a couple with a child and a dog. We typically don't accept reservations where you are requesting maximum occupancy AND a dog. No dogs in the pool or hot tub ever for any reason. If you allow your dogs on beds linens or any furniture - you will be charged additional cleaning fees for the extra laundry service /time needed. PLEASE HELP AVOID EXTRA CLEANING FEES AND DAMAGE CLAIMS THE NUMBER ONE CAUSE OF EXTRA CLEANING FEES AND DAMAGE CLAIMS IS GUESTS ALLOWING THEIR DOGS ON FURNITURE AND BEDS PLEASE - NO DOGS ON FURNITURE OR IN BEDS OR ON LINENS IF YOU ALLOW DOGS IN BEDS ON FURNITURE - YOU 100% WILL BE CHARGED Dogs cannot be left outdoors unattended, off of a leash, or tied up outside while you are not at the house. This results in neighbor noise complaints, HOA fines, and possible safety issues regarding your animal with black bears in the area We love cats but do not accept cats for any reason in our homes due to the high incidence of damage or extra cleaning fees. No unregistered or unapproved pets or animals in our home- a $500 fee for each animal on the premises that is unannounced or unregistered, and the cost of any extra cleaning or damage will be charged to you after your stay. Please refrain from hanging taping or fastening balloons, signs, or decorations on the walls for birthdays, anniversaries, showers, or any celebrations. Doing so damages the drywall and paint, leading to costly repairs. 100% of the cost for repairs will be passed on to you - expect $200 or more for this as the cost of labor, gas, and materials in the area is quite high. We want you all to have the best time- it's hard to enjoy a trip when damage and insurance claims are involved. Hope that makes sense No Parking inside the garage or on the street. Please park cars only in the driveway. Four-car maximum limit. We welcome small children, families, and infants. However, whether this listing is suitable for your children is up to you. No parties. We do not accept any bookings for parties. No guests under 25 years of age. Our HOA no longer allows us to register larger groups of guests under 25 due to incidents in the neighborhood with parties, theft, and damage. Please respect our neighbors and community, especially between 10 pm and 9 am. Any noise complaints or guest numbers over our occupancy limit will immediately cancel your reservation without a refund. The booking guest must submit a photo of their driver's license or other government-issued ID and the full name of each adult guest staying with us- Why? We need to register each group with our HOA before your arrival. Failure to do so will result in the cancellation of your reservation. Any changes to a reservation within 30 days of check-in will be treated as a cancellation. This is a large private three-acre, mostly wooded lot. If you walk through the woods you are doing so at your own risk. We offer a garment steamer instead of an iron in all of our properties. Late check-out- if you are late checking out and this results in extra cleaning or management fees, those costs will be passed on to you.
